By using our website or booking with Shanti Rock Residence Co. LTD, you agree to the
following terms:
1. Reservations
Bookings are confirmed upon payment.
Guests must provide accurate information and a valid whatsApp number.
Minimum stay requirements may apply.
2. Payments & Refunds
All rates are quoted in Thai Baht (THB).
Payment methods: credit card
Refunds follow the cancellation policy.
3. Cancellation Policy
• Reservations may be cancelled up to 30 days prior to the arrival date. A cancellation fee equal to 15% of the total stay amount will apply.
An 85% refund of the total booking amount will be processed via Stripe to the bank account linked to the credit card used for payment. Please allow 5 to 10 business days for the funds to appear in your account.
• After this 30-day period, the reservation becomes non-refundable.
• The length of stay cannot be shortened. In case of any date modification resulting in an early departure, or a later check-in, the full amount of the originally booked stay will be charged in full, without refund.
4. Guest Conduct
Guests must respect property rules.
Any damage to the property or its content caused by guestsor their visitor(s) will result in additional charges based on the natureof the damage and repair / replacement cost.
Illegal activities are strictly prohibited.
5. Liability
We are not liable for lost or stolen items or any accidents or injuries that may occur during your stay.
Use of the property is at the guest’s own risk.
We are not responsible for events beyond our control (natural disasters, strikes, insects etc.).
6. Wildlife, Island Infrastructure & Services Notice
Please ensure that you have read the “Island Important Information” section before booking your stay.
7. Intellectual Property
Website content (text, photos, logo) is owned by Shanti Rock Residence Co. LTD
and cannot be reproduced without permission.
8. Governing Law
These terms are governed by the laws of Thailand.
